R J H Building has been constructing extensions and loft conversions and renovating houses around Cambridge since 1976. It has developed a code of practice that involves the client in every stage of the project. Ray Holland runs R J H Building from the office and yard at 38 Cheddars Lane Cambridge and his wife Mary manages the accounts department on a part time basis.

Surveys and Estimates

R J H Building will visit your property to discuss your requirements, prepare sketch plans and calculate a guide price for your consideration. If you already have a set of plans with Building Regulations approval, a detailed fixed price estimate will be calculated. A detailed schedule of work will be provided listing all items included and qualifying the specification for materials and/or listing provisional costs allowed if certain items are not fully detailed.

Drawings

R J H Building has an association with an architect who will take the basic design and prepare a set of computer aided design drawings for your approval. He can also prepare alternative schemes for your consideration. You will be advised if planning permission is required and plans will be submitted to the council for their approval. Detail working drawings are then prepared and submitted for Building Regulations approval. We use a freelance Inspector, who offers a cheaper and more efficient service than either local authorities.

Project Management

A project will not be started until labour can be programmed to complete it. This may mean delaying the start but this is better than trying to run too many projects at one time. This is all managed by Ray Holland personally. He will visit most projects on a daily basis to ensure that all tradesmen are fully aware of the clients requirements. A detailed priced schedule will be set up to manage payments and all changes to the specification will be costed before work proceeds. The client will have the option whether or not to accept any changes. This schedule set out the total contract cost and clearly show what sections of the work is being charged for in each valuation.

Workforce

R J H building use a regular team of bona fide, suitably qualified, sub-contractors to complete all works, many of whom have worked for the company during the majority of the time it has been conducting business. It also has a network of specialist contractors who can be drafted in to provide more specific services e.g. piling and lead work. This allows the company to deal effectively with more complex projects.
